Property Marketing Services

Professional Property Photography

Your property photos are the first thing potential buyers see. According to Rightmove, great listings with great photos can attract up to 93% more leads and properties with high-quality property photography will sell up to 3 weeks faster. That’s the goal of our property photography – to help you attract buyers, generate leads and sell your property faster. We provide creative, high-quality interior and exterior photography that stands out and gets buyers clicking!

Our professional property photographs are creatively lit using a combination of natural light and on and off camera flash where artificial lighting is required. Photographs are taken from multiple angles, heights and positions to capture all internal rooms, exterior elevations, gardens and the immediate local environment.  We take time to ensure that all unique or speciality features and facilities of interest are captured to show their full potential.

We take a number of photos of each room to ensure we capture the right images to showcase your property, but only those that pass our strict editing process will be passed to you.  You can expect to receive between 30 to 50 professionally edited images based on a 4 bedroom house with a minimum of 2-3 images per room. We often deliver a higher number of images if the property has unique features or gardens of interest or we feel we need to provide more images to ensure you have everything you need to market a particular property.

Image Delivery

Images are normally delivered digitally in Jpeg format (other formats are available) via an online password protected gallery, usually within 24 to 48 hours of the shoot. All images are available in varying resolutions from small, medium, large and original full frames sizes for use in social media, website or online listings or in printed marketing materials. Other delivery methods are available.

How long for a shoot?

Rushed photography shows!   Photography is make or break in this day and age, especially with many vendors listing with multiple agencies there is no space for rushed photography, it won’t allow us to get all the quality shots you need.

With this in mind, you should allow around 2 hours for a full property photography shoot. This will give us enough time to cover a 3,000 sq ft property. Obviously, the time will adjust for larger and smaller properties. If you require a floor plan or walkthrough video, your residential property photographer will need additional time for measuring and filming etc.

Room staging. Additional time will be required if any room staging is required.  Room staging is normally only included in bespoke or premium packages and would need to be arranged with your residential property photographer before the shoot.

Post Production Photo Editing

We believe every property deserves to look it’s best, that’s why photo editing is included in all our property photography packages, this includes: Image sharpening, cropping, brightness and contrast corrections, brightening skies, geometric or vertical & horizontal corrections, lens corrections, shadow corrections, highlight corrections, white balance and colour corrections.

Further advanced editing is available in our bespoke or premium packages to include where possible*:
Item or object removal, such as untidy items, skips, dustbins, rubbish and other unsightly items that don’t help your photos sell the property. In some cases it’s even possible to remove larger items such as people, cars or scaffolding!
Item addition,  such as sky replacements or correcting damaged lawns – its possible to add grass where it should have been!
* Please note object or item removal and addition may not be possible in all circumstances.

Floor Plans

According to Rightmove, 90% of buyers think that a floor plan is essential to an online listing. It’s very simple, listings with floor plans get more clicks and ultimately, more viewings.

We use laser measuring tools and professional CAD software to produce digital floor plans for your on-line listings and printed property details.

 

We offer digital floor plans as an optional extra to any property photography commission we undertake, they are not available as a stand alone service and are conducted by your residential photographer at the same time as the photo-shoot.

 

Video Walkthroughs

Video walkthroughs are an effective way to bring a listing to life and a new way for buyers or tenants to envision themselves in a new home.
We offer Video Walkthroughs as an optional extra to any property photography commission we undertake, they are not available as a stand alone service and are conducted by your professional residential property photographer at the same time as the photoshoot.
They come in two formats, standard or enhanced.

Standard Video Walkthroughs
  • Standard Video Walkthroughs are short videos of a listing captured on a mobile phone or other lightweight device. They usually have no sound or feature the ambient sound captured while walking through the property.
  • They provide additional context beyond the still photography and are intended to focus on the layout of the property
  • They are a quick and affordable video alternative to our DSLR videos for listings, regardless of price point
  • They are often only a few minutes long (2-3 mins) with no post production editing and can be a continuous walkthrough or a short video made up of individual clips of each room.

    • Enhanced Video Walkthroughs
    • Enhanced video walkthroughs are usually captured on our high end DSLR cameras for superior quality, resolution and definition.
    • They can be up to 10 mins in length and can include sound or music overlays
    • They are usually fully edited and can feature graphic and text overlays, descriptors or captions

    All video walkthroughs use the ambient lighting in the property.
